The Fort Carson Regional Growth Plan examines on- and off-post housing inventory to project future housing demand associated with troop expansion. Phase Two includes two key components related to housing: a standalone housing study and a housing affordability calculator.

The housing study will analyze numerous factors including:
Existing on-post housing stock
Affordability and location of off-post housing options (for sale and rental units)
Areas where appropriate housing supply (cost, location, etc.) differs from demand now and in 2015
Opportunities for and barriers to development and redevelopment, particularly in Fountain Valley
Corridor and mixed-use redevelopment plans for the South Academy Boulevard area

The analysis will lead to a series of recommendations for how the region can better meet the housing needs of soldiers and their families.

As part of the Phase Two Growth Plan, a housing calculator will also be developed. The calculator will be a dynamic tool that helps soldiers and their families determine what they can afford based on various factors including income, credit issues and debt loads.

Ultimately, the housing analysis will provide tailored data for planners, community officials and housing providers about affordability needs, preferred housing options (based on ability to qualify for purchase and housing preferences) and demand for housing now and in 2015.
 
A Housing Partnership Group  comprised of representatives from the housing and real estate sector meets regularly to help inform this analysis.
